We all want to add value to our homes whether it?s because we are selling our property, or simply for bragging rights in the local neighbourhood. There is no doubt that home improvement is a good way of adding to the value of your home, but you must go about it in the right way and improve the right things in your home to have the right effect. After hours of research I have provided you with the key ?do?s and don?ts? I believe are essential when it comes to home improvement.

Do?s:

  • The first thing to remember when improving your home is its ?wow factor?. It has been scientifically proven that a first impression is made within 30 seconds of a person setting eyes on it ? So make sure the outside of your home is attractive and looking the best It possibly can before they even get in.
  • Start of by simply landscaping your lawn, make sure the grass is freshly mowed and all weeds are demolished.
  • Adding some bright colourful plants is a wonderful idea, if there any faults with the front of your home doing this will take the focus of them and give your house a homely feel towards it ? having plants also shows you take pride in your garden and therefore your home will reflect that as well.
  • Cleaning the exterior- Make the outside of your home as attractive and good looking as possible, this means that already you will have impressed whoever with the upkeep of your property.

Doing on these above points will mean that your home is in the best condition possible. You have to remember that these are probably the most cost effective ways of adding value to your home, they don?t cost much but a good first impression can add so much to your home.

Here are a couple of things that are wise to add that can easily boost the value of your property:

  • A Garage- This is one thing that adds a substantial amount of value to your home. It is because it gets rid of the worry of competition for parking places, or if you already have plenty of parking room it will give the chance of an extra room being added to your home. For example you could turn your garage into your own personal gym, or simply somewhere to store all your work tools, or even transform into a games room? So many things your imagination could do with this space.
  • A Fireplace- This may seem silly to a lot of readers yet some homes do not have one, and adding one will give a more homely feel to your property and a centre piece for the living room.

Spend money on your home wisely; the kitchen and master bedroom are the most important rooms. So small projects in these are likely to add more value to your property. Simply cabinet refacing or changing your old rigid bed for a comfortable new one can bring in big return.

The Don?ts:

I start the don?ts section off by giving you a key rule to remember ? Your expected value of your home should never exceed more than 15% ? 20% of the value of the rest of the homes in your area. I say this as buyers may decide to hunt for a cheaper option as they will probably feel your home is overpriced for the area.

  • Swimming pools, tennis courts or any other real luxuries are never a good idea, if your intentions are simply to add value to your home. Yes they are great and I would advise if you are planning on keeping your home for life and they do also make your home more exciting to the higher end of the market ? but when it comes to selling, the amount of money you spend on installing such luxuries will defiantly overpower the value they will add to your home.
  • Air Conditioning- Yet again this is another lovely luxury to have in your home, but for the same reasons I would advise against it if your intentions are purely to add value to your home. This is another project that will cost more than it is worth to prospective buyers.
  • Do not go out and splash the cash on fancy new appliances, yes they are nice but buying a brand new American Style Stainless Steel Fridge may not be what your buyer is looking for, even though it appeals to you ? more often than not a home buyer has all their own kitchen essentials so it can be wasted money.

Finally if you are doing a job, then do it properly ? Don?t leave any jobs around the home half finished!? Nothing puts a prospective buyer off more than seeing that the current owner hasn?t kept the house up to a good standard.
